This is our monthly look at volume of homes sold in Oneida and Vilas Counties. I am so happy to report that home sales in the 2 county Northwoods’ market IS UP, and almost reaching 100 unit sales for the first time since October 2009. The last time home sales exceeded 100 units was September 2008.
Other numbers we can look at: May 2012 sales were 91 units vs. May 2011 of 63 units. That is roughly a 40% increase. YTD sales for 2012 are 344 homes vs. 252 homes YTD in 2011. That is an increase of 36%. Now pricing – some good news there as well… Average price in May 2011 was 215,000. versus an average price in May of 2012 at $225,000. Not a huge increase but an increase!
The trend is very good. The red line is on the rise. The best selling months are still ahead of us too! Is it a sellers’ market? Let’s not get carried away as you can see the red line is still only about 50% of where it was in 2006. However, I believe that we have some buyers finally recognizing the fantastic opportunity this market presents.
One word to note– the St Germain market is getting hit pretty hard with a round of bank owned parcels from what I am seeing so if that market interests you LET ME KNOW!
