2015 is off to a pretty great start for Northern Wi and I am quite happy to announce a couple of super statistics!
So far year to date ( ytd ) our entire Multiple Listing Service ( MLS ) is up by over 5 million dollars. Last year we had sold $10,247,140 up to January 26th and this year we have already surpassed $16,000,000. in sales.
Our average price is also up significantly due to this:
· Last years’ average sale price year to date was $107,864 and this year our MLS average sales price is at $159,517.
I also peaked at my two main markets which are Vilas and Oneida County.
· Combined these two counties make up 10.8 million of the total MLS sales ytd. This number is up from 7.7 million in total sales last year and the combined number of total transactions to date is 52 versus 60 in 2014.
I then broke down these two counties further:
· Oneida County has had just over 3 million in sales ytd versus 5 million last year and they are also down about 16 transactions.
· Vilas County has had OVER 7 million in sales ytd versus 2.6 million last year and Vilas is up 6 sales over 2014
What does this mean?
Well, I believe it means that people are tired of waiting for “the ultimate“ DEAL. They see foreclosures becoming less common, gas prices low equaling more disposable income, continued low interest rates and a buyer’s market in certain price points.
How long will this last? I don’t know; but if you are on the fence now is the time to jump!
