As I indicated in my last market snippet Vilas County continues to be ahead of last years’ numbers significantly while Oneida County continues to start the year off a bit sluggishly.
Today I took a quick peek at the 100-250k range for everything NON commercial year to date (ytd) for 2015 and the above statement is mirroring this market segment as well.
Vilas has sold 20 homes in this price point ytd versus 14 last year while Oneida County is down in total transactions by 9 (last year they closed 31 homes ytd versus 9 this year).
Overall, Vilas County is still above last years’ transaction count closing 57 parcels (non- commercial) year to date while Oneida County continues to lag behind; they have closed 44 versus 65 in 2014.
I also took a peak to see if there was a change to the vacant land sales segment to make certain the shift did not happen here and it did not.
The total number of transactions for both Oneida and Vilas County is only off by 2 sales ytd. My guess is that we are seeing a major slowdown of bank owned and foreclosures in our market place which is why Oneida County is down a bit out of the gate because they have historically had more.
